Radon

Radon is the second leading cause of lung cancer after cigarette smoking. If you smoke and live in a home with high radon levels, you increase your risk of developing lung cancer. Having your home tested is the only effective way to determine whether you and your family are at risk of high radon exposure.

Wood Destroying Organisms

One of the biggest threats to your home can come in the form of small pests—from termites to carpenter ants to beetles. Often referred to as wood-destroying insects, these pests have an uncanny ability to launch silent attacks on the wood found in the rafters, windowsills, support beams, flooring and other structures used to ensure the stability of your greatest investment.

Sewer Line Scoping

A sewer line is often one of the most costly things to repair in a home. Getting a sewer scope inspection can help you avoid investing in a home that has serious issues with the sewer/septic system. It is important to have this done before you purchase your home to ensure everything is operating smoothly.

Septic and Well Testing

As private wells are not regulated, it is up to the well owner to have their well tested regularly. The National Ground Water Association (NGWA), the Environmental Protection Agency (EPA),recommend well owners to test their water at least annually for bacteria, nitrates, and any contaminants of local concern.

Mold

Molds are very common in buildings and homes. Mold will grow in places with a lot of moisture, such as around leaks in roofs, windows, or pipes, or where there has been flooding. Mold grows well on paper products, cardboard, ceiling tiles, and wood products.

Asbestos Testing

While asbestos was once a desired material, it has since been identified as a key contributor to some cancers and other serious health concerns. Furthermore, asbestos can be tricky to identify. Let your home inspector find the signs, and then get a sample sent off to a laboratory for further testing.
